The room is already there
Most Toronto houses have a whole floor sitting unused under them. Finishing it gives you a family room, an office, a guest suite, or a rental apartment without touching the outside of the house.
Older Toronto basements are often damp, low, and built before anyone thought much about insulation. Some have a floor drain that backs up. Some have old wiring running through the joists. Some ceilings are a few inches short of what the code allows for a bedroom.
We check all of that on the first visit, before we give you a price. Then our own trades do the work, and an architect runs the job from the drawings through to the final inspection.

Finished living space
A family room, a home office, a gym, or a play area. Framing, insulation, wiring, lighting, floors, and finishes.
Legal basement apartments
A second suite you can rent out, built to code with its own entrance, kitchen, bathroom, and fire separation.
Basement bathrooms
Adding a bathroom below the sewer line needs a pump and proper venting. We handle both.
Lowering the floor
Underpinning or bench footing to raise a low ceiling to a usable height. Engineered drawings and permits included.
Laundry and storage
A proper laundry room and built-in storage instead of a corner of the furnace room.
Waterproofing and drainage
We fix the water problem first. Finishing over a damp wall wastes your money.
Turning a basement into a legal apartment
A basement apartment can pay for a good part of the renovation over a few years. But it only counts as legal if it meets the rules, and an unregistered suite can cause problems with insurance, with the city, and when you sell.
A legal second suite in Toronto generally needs its own entrance, a minimum ceiling height, windows big enough to climb out of, fire separation between the units, working smoke and carbon monoxide alarms, and a building permit. We check whether your house can meet the rules on the first visit, then handle the drawings, the permit, and the build.

How much does a basement renovation cost in Toronto?
These are planning ranges, not quotes. We give you a fixed price after we see the space.

Full condo - $100 to $250 per sq ft
Powder room - $6,000 to $12,000
Full bathroom - $18,000 – $32,000
Kitchen - $20,000 – $60,000
What moves the price: the size of the unit, whether walls or plumbing move, what your building's rules require, the condition of what is behind the walls, and the finishes you choose.
