Air that had nowhere to go

When the tenants moved out, the owner walked into a unit full of garbage, stained floors, damaged walls and mould around every window. The air was heavy and it smelled. Before a single crew member could work in there, we cleared it out and cleaned it.

What we found underneath wasn't bad luck. Every exhaust vent in the unit — both bathrooms and the kitchen — had been deliberately blocked, and the windows had been sealed shut. Steam from showers and cooking had nowhere to go, so it collected on the cold glass and ran down the walls. Year after year, that water rotted the trim, soaked the drywall and fed the mould.

Clear-out and clean

We gutted the unit — floors, damaged drywall, doors, baseboards. With the walls open we could trace the water back to its source: the sealed windows and the covered vents. No structure moved on this project, and none needed to. The layout was never the problem.

Mould removal and airflow restored

Cleaning mould off a wall solves nothing if the moisture keeps coming. We removed the affected drywall, treated what was underneath, and then fixed the cause: every exhaust vent in both bathrooms and the kitchen was cleared and put back into service, and all of the windows were re-caulked and unsealed.

New floors throughout

The old flooring was stained, swollen and past saving. It came out across the whole unit, down to the slab. We laid a light-toned floor in its place — the single change that does the most to make an 800 square foot unit feel bigger and brighter than it did before.

Two weeks after we started, the owner had a unit that showed no trace of what it had been.
Light floors, clean walls, two new bathrooms and — the part that matters most — air that moves the way it was designed to. The next tenants will never know.
